Building consent application packs (forms)

As a Building Consent Authority (BCA), the Council can provide you with information on when you will require building consent, how to apply and individual application packs for specific works.

Building consent applications can be complex. We recommend that you engage a professional to help with design work, drawings, specifications and documentations.

You will need to complete an application form, checksheet and provide information that is relevant to your building project. Once you have gathered all the necessary information you can lodge your application to Council.

Single residential dwelling & accessory buildings

For a residential building consent application (single stand-alone dwellings, dwelling additions and/or alterations, repiles, garages, decks, gazebos, sheds and retaining walls).

Multi residential, industrial or commercial

For a multi residential, industrial or commercial building consent.

Minor residential works (internal alterations)

For a building consent for minor internal residential building alterations. 'Minor work' includes alterations to internal walls or plumbing alterations.

Shade sails, canopies & retractable awnings

For a building consent when the conditions are not met for exemption from building consent under Schedule 1(ja) of the Building Act 2004.

Certificate of Acceptance

For work that required a building consent, but has been carried out without that consent having first been obtained.

Backflow preventers

For medium and high hazard backflow preventers unless you have already applied for a building consent for other work.

Connection to the Council water supply

For a new water connection, connection upgrade, or to have your water connection relocated. A water connection application can also be applied for as part of a building consent application.

Small signs

For (an exemption from building) consent for small signs that are less than 2m2 in area and if freestanding, are less than 4m to the top of the sign from the ground.

Solid or liquid fuel burners

For a building consent for solid and liquid fuel space heaters (such as wood, pellet and diesel burners).

Solar water heaters

For a building consent for a solar water heater.

Family flat encumbrance

An encumbrance (bond) registered for the purpose of a family flat is essentially a promise to do certain work and/or to pay a sum of money if any condition of the encumbrance is breached, including the requirement to do work.

Elderly persons housing encumbrance

An encumbrance (bond) for the purpose of elderly persons housing is essentially a promise to abide by certain conditions or pay a sum of money if any of these are breached.

Minor residential plumbing & drainage

For minor residential plumbing and drainage work, including simple subdivision drainage, instant hot water systems, and installing a toilet in a bathroom.

Swimming, spa pools & associated fences

For a building consent for a new above ground or in-ground pool or spa and/or associated fencing.

Residential demolition, removal & relocation

For a building consent for the demolition of a building and to remove the building from its existing site and to relocate it onto a new site.

Temporary buildings

For temporary buildings which include marquees, grandstands or stages greater than one metre high.

Other application forms

For activities that may be necessary to be completed for your project (such as road openings or vehicle crossings, transport and greenspace).
