PIM application

To apply for a PIM you will need to supply the following:

  • One copy of the Site Plans (refer to requirements below).
  • One copy of the Bulk and Location Drawings (refer to requirements below).
  • One current copy of the Certificate of Title for the property. This can be obtained from Land Information NZ or if the property transfer has not yet been completed, then also supply a copy of the Property Sale Agreement.
  • Fees are to be paid at the time of application.

Site plan requirements

Please discuss your site levels with the Council service centre staff to check that the appropriate levels are included. Site plan requirements are as follows:

  • The preferred drawing scale is 1:200 with north to the top of page and with a north point shown.
  • Site (legal) boundaries are to be clearly defined on the plan with dimensions.
  • The drawing shall be a plan view accurately locating and dimensioning the new building works relative to the boundaries.
  • Show the position of all survey pegs relating to the lot involved.
  • Details of land, spot levels (contours on a hill site) must be shown accurately on the site plan and be in terms of the same datum. The datum is to be shown on the plan.

The following locations are typically where levels may be required:

  • Spot levels are to be shown at principal corners of the proposed building(s) and adjacent to these corners on the boundaries.
  • Spot levels are to be shown on the boundaries at right angles to the highest point of the roof line.
  • Show existing ground levels under the highest point of building (to enable check of maximum height).
  • Finished floor levels.
  • On a hill site the contours are to be shown with 1 metre increment lines. All contours must have a positive value.
    • Show services including location of the water, stormwater and foulwater. 
    • Show all right of ways, drives (including gradients), parking, turning bays, easements and access to the site, fully dimensioned.

Bulk and location drawing requirements

  • Show the building outline and the layout of the rooms on the site plan.
  • Show the elevations of the main exterior walls with heights above ground level and building recession planes as indicated on the drawing.
  • Show setback distances from the boundaries and other buildings.
  • If there are to be two or more units on the site then show all building outlines.
  • Show floor areas (in square metres) of all existing and proposed buildings. Separate areas are to be given for detached buildings and any top floors.
  • Show the area of the site on the plan.
  • Show the building site coverage as a percentage.
