Eliza’s Manor House, 82 Bealey Avenue

In 1860, C.W. Wyatt built this 450 square metre Victorian dwelling, of thirty rooms, one of which is a ‘secret’ turret room.

Scope of work
This grant application included internal and external repairs and painting.

On the interior, the bar, top hall, washrooms and one room needed repairs while the dining room, bar, halls and five rooms were repainted and/or wallpapered.

Work on the exterior included repairs to doors and windows; repairs to the barge caps, jack rafters and weatherboards; as well as a complete repainting of the timber work.

Outcome
The repairs and maintenance were undertaken in 1997. It was found that the side and rear walls required more repairs to the weatherboards than the front before they could be painted. However, keeping the exterior watertight and in good condition is of high importance to any building's long-term health.

The Heritage Incentive Fund is part of the strategy to assist owners in protecting the city’s heritage for future generations.
